About the role

The Commercial Leasing Manager will be responsible for providing strategic leadership and insight to the sales and leasing department to optimise the commercial return on investment in owned and leased commercial properties. Duties will include:

  • Provide high levels of service to key national commercial leasing customers, covering hundreds of sites, including securing leased premises in the desired locations within budget and time constraints, securing leases on desirable commercial terms and minimising ongoing market rent increases.
  • Contribute to each customer’s business plan, to prepare and plan for their commercial leasing requirements, including new premises, exiting existing premises, rent reviews, etc.
  • Management of the leasing process, tenancy mix, retail strategies, risk mitigation and strategic planning, including maximising annual rental income increases and managing internal and external relationships including agency and tenant relations.
  • Prepare annual budgets and track performance against approved budgets, including monthly management reporting.
  • Optimise the utilisation of all property assets, including maximising occupancy and identifying under-utilised assets.
  • Contribute value adding initiatives, such as analysing and recommending capital expenditure to optimise asset values and rental income.
  • Develop and implement policies & procedures to support the customer and commercial objectives.
  • Ensure compliance with national real estate and other relevant legislation for core sales and leasing functions.
  • Critically review and assist in the preparation of leasing aspects in business cases across a diverse asset base.
  • Oversee leasing and marketing of new projects.
  • Contribute market intelligence to the strategic asset management team and assist in the analysis of highest and best use for subject sites

About You

To be successful in this role you will be tertiary qualified in a property or business related discipline. You will have demonstrable senior experience in managing and leading a significant commercial and retail property portfolio in a matrix organisation, including negotiating and implementing complex commercial structures and delivering financially positive outcomes. Additionally, you will have a proven track record in documenting customer property requirements and appointing tenancy representatives to secure commercial office space within financial and time constraints.

Your attention to detail and strong communication skills will foster constructive staff and external consultant relationships and your organisational skills will help give you success in this role.
