About the role

The purpose of this position is to provide strategic leadership and insight to the sales and leasing department to optimise the commercial return on investment in owned and leased residential properties. Duties will include:

  • Serve national customers and their diverse residential housing needs by managing the sales and leasing nationally of all residential housing (excluding social and affordable housing), including securing housing in the desired locations within budget and time constraints.
  • Support and liaise with the Personnel Department to provide personnel housing, while balancing customer requirements and financial constraints.
  • Contribute to each customer’s business plan, to prepare and plan for all customer’s residential housing requirements, including new premises, exiting existing premises, etc.
  • Prepare annual budgets and track performance against approved budgets, including monthly management reporting.
  • Optimise the utilisation of all residential properties, including maximising occupancy and identifying under-utilised assets.
  • Contribute value adding initiatives, such as analysing and recommending capital expenditure to optimise asset values and rental income.
  • Manage the residential sales and leasing process, including due diligence, appointing agents, optimising and negotiating the best commercial outcome, managing internal / external / tenant relationships.
  • Oversee sales and marketing of new residential development projects where required.
  • Critically review and assist in the preparation of all residential sales and leasing business cases.
  • Contribute valuation and market intelligence to the strategic asset management team and assist in the analysis of highest and best use for subject sites.
  • Provide the national property database with current and centralised information for all relevant internal departments (finance, IT, etc) and reporting requirements.
  • Develop and implement policies and procedures to support the customer and commercial objectives.
  • Ensure compliance with national real estate and other relevant legislation for core residential sales and leasing functions.

About You

To be successful in this role you will be tertiary qualified in a property or business related discipline. You will have senior experience in managing and leading a significant, national residential portfolio (likely more than 500 properties). You will have demonstrable experience in developing and implementing property strategies to maximise use for financial and service user benefits.

Importantly, you will have knowledge of the differing state based legislative requirements with respect to sales, acquisition and leasing.
